Whether it involves some organizing and de-cluttering or some fresh paint and new flooring, this is beneficial in selling your home quickly and for top dollar. Comparable Market Analysis - One of the most critical steps in listing your home is setting the correct price. A home that reflects the current market conditions will sell faster. I perform a detailed analysis of comparable homes that have sold recently and determine a fair market price for your home. You are provided with a hard copy of this report. Showings - My online showing calendar keeps you up-to-date on showing schedulings. Forget when a particular showing is? No problem, the calendar is available to you 24/7 and is updated in real time. In addition, you are able to log on and view instant agent feedback from their showings of your home - which is an extremely valuable tool. Offer and Negotiations - So an offer comes in from an interested buyer. The contract to purchase your home will have many important deadlines, provisions, and addendums that I explain to you prior to signing. Moreover, I guide you through the back-and-forth negotiations that will ensue. As your agent, I always strive to get you the best possible price with the best and most convenient terms. Inspections - Once the contract and its terms have been finalized, there will be inspections of your home. Some of the inspections can include a whole house, termite, well and septic, and radon and can request that repairs or certain remedies be made. Closing - Prior to closing on your home, I go over with you the settlement statement, which lists all the seller fees and the mortgage payoff (if applicable). This is an extremely important document so making sure that everything is in order is crucial.
